Mr. Phelan is President and CEO, charged with the day-to-day leadership and control of Pacific Southwest Realty Services mortgage operations. Pacific Southwest Realty Services is a mortgage banking / investment firm focused on commercial real estate, representing and advising both real estate clients and institutional investors in debt and equity placement, strategic planning, property sales and loan administration. Pacific Southwest Realty Services brings competence and integrity to helping Investors and Owners meet their capital needs.

Mr. Phelan joined Pacific Southwest Realty Services in September 1973 after graduating from Creighton University and has been working in the mortgage banking industry ever since. He has received the Certified Mortgage Banker (CMB), Charter Realty Investor (CRI) and Certified Commercial Mortgage Servicer (CCMS) Certifications and has been very active and has held various positions in the national, state and local mortgage banking associations. Additionally, has been active in the local building industry trade groups and the CRI Society Board. Mr. Phelan has serving on, at one time or another, most of the Commercial Committees of the Mortgage Bankers Association. He has also served as President of both the California and San Diego MBA’s.

In 2008 he was awarded the Distinguished Service Award by the Mortgage Bankers Association, the highest award bestowed by the association.

John started at Pacific Life in 1997.  His first job at the company was to reconfigure the Real Estate department’s network servers so that they could begin to receive and send email.  John has held various roles since then and currently oversees the underwriting of all of Pacific Life’s mortgage investments and the construction monitoring of Pacific Life’s construction loan portfolio.  In this role, he provides direction and support to the underwriting, analysis, and structuring processes for real estate debt investments and oversees the Division’s construction services group that reviews the construction progress for loans made by Pacific Life. Mr. Waldeck has oversight for the training and development program for investment analysts and coordinators. He is also responsible for the Division’s documentation, implementation, and maintenance of commercial mortgage underwriting guidelines.

John Waldeck received his B.A., Management Science Information Systems from California State University, Fullerton and his MBA from the University of California, Irvine. He is a Chartered Realty Investor charter holder. He also has been recognized as a commercial CMB by the Mortgage Bankers Association. Mr. Waldeck additionally serves on the Center for Real Estate Board for the University of California, Irvine School of Business.

Bob has been involved in the real estate industry since 1978. As President & CEO of Q10 Capital, LLC, he is responsible for national loan origination, transaction management, consulting, and asset management. He handles lender and investor relations and ensures strict adherance to the high quality standards and core values of the Q10 Capital Group. As President and CEO of Q10 Equity Advisors, LLC, Bob oversees all aspects of the fund’s management.

Bob has twice served as a Vice-Chairman of the Mortgage Bankers Association of America’s (MBAA) CREF Technology Initiatives Committee and is a founding director and chairman of the Marketing Committee of the Chartered Realty Investors Society. He was awarded the CRI Charter in 2005. Bob is also an active member of the Commercial Mortgage Securitization Association (CMSA). Bob was also one of the original contributing authors of the Handbook of Commercial Real Estate Finance published by the MBAA in 1995.

David Zachar, Executive Vice President, PPM Finance, Inc. (2009-2010)

David M. Zachar, Executive Vice President of PPM’s Real Estate group, is responsible for the commercial mortgage loan portfolio and the real estate securities portfolio comprised primarily of CMBS and REIT securities. PPM Finance originates over $1 billion per year in commercial mortgage loans and purchases over $1 billion per year in real estate securities. These two portfolios now total $14 billion.

Prior to joining PPM in May of 1995, Mr. Zachar was Senior Vice President, AEGON USA Realty Advisors in Cedar Rapids, Iowa. At AEGON, he led the commercial mortgage loan-underwriting group in the building of a $2.5 billion commercial mortgage loan portfolio. Mr. Zachar was also involved in AEGON’s equity real estate having helped assemble that portfolio as Vice President – Real Estate Equities from 1986 to 1989. Mr. Zachar is a graduate of Iowa State University with a Bachelor of Science in Industrial Administration and Economics. He is a Counselor of Real Estate (CRE), and is a frequent speaker at various real estate and mortgage lending conferences.

Jack Cohen, Chief Executive Officer, Cohen Financial (2008-2009)

Jack joined Cohen Financial as a loan officer in 1981, after serving as a consultant to the construction industry. He earned his MS in Construction Management and BS degrees in Civil Engineering from Stanford University (California) and a BA from Claremont Men’s College (California). Jack currently serves as Chief Executive Officer of Cohen Financial with overall responsibility for management of the operations of the company.

Jack has earned his CRI Certification and serves as a Founding Governor and President. He was awarded his Certified Mortgage Banker (CMB) by the Mortgage Bankers Association of America (MBA) where he also served as Past Member, Board of Governors, Commercial Real Estate/Multi-family Finance. He is active with the Commercial Mortgage Securities Association (CMSA) where he served on the Board of Governors and Executive Committee. Jack is also involved in the Urban Land Institute (ULI).

Mr. Streck is responsible for commercial mortgage loan origination ($6.3 billion portfolio), church loan origination ($1 billion portfolio) and real estate equity investments. Streck joined Aid Association for Lutherans, predecessor to Thrivent Financial for Lutherans, in 1989. Prior to joining Thrivent Mr. Streck spent twelve years with the Northwestern Mutual Life Insurance Company; seven years in the Milwaukee home office commercial mortgage underwriting department and five years as a Senior Loan Production Officer in the Tampa field office.

Following graduation from Iowa State University (BS, Economics) and the University of Iowa (MBA, Finance), Streck spent two years as a bank examiner with the Federal Reserve Bank of Chicago and four years with the M&I Marshall & Ilsley Bank Holding Company. Mr. Streck currently serves on the LOMA Investment Committee, Life Mortgage and Real Estate Officers Council (Dutch Treat Group) and the CRI Board of Governors. He is also the current treasurer for CRI Society.
